For this project, we did our yearly routine maintenance on this lovely home in a gated community in Carefree. We first did an inspection, cleaning of dirt and debris, and a full assessment of the roofing system. We did some minor repairs on surface cracks and damaged foam. We then installed a new elastomeric protective coating throughout the roof area.
Turnaround time: 6 days
Price: $4,500

In the same gated community, we also did a localized shingle roof repair project in an older 1970s home. After an inspection, it seems the shingles have deteriorated from weather and sun exposure. We made sure to add a new underlayment and check seals for weatherproofing. We then added new shingle units and flashing.
Turnaround time: 3 days
Price: $750

The homeowners wanted a roofing system that works great with their Carefree home and also matched their traditional house aesthetics. The house is also one of the older houses in the town, so we were careful to inspect the structural aspects of the roof. We removed the old roofing units and inspected the roof decking and underlayment. We did some minor repairs on flashing and seals, then finished the project by installing the new tiles.
Turnaround time: 2 weeks
Price: $5,200
Carefree’s desert setting, upscale residential communities, and proximity to Black Mountain create unique considerations for residential and commercial roofing. Located north of Scottsdale and east of Cave Creek, the town experiences intense summer heat, seasonal monsoon storms, and occasional winter freezing temperatures. Carefree also receives more annual rainfall than Phoenix. This makes proper roof drainage, underlayment protection, and routine maintenance especially important. At Scottsdale Elite Roofing, we help property owners manage these conditions through professional roof inspections, maintenance, and repairs suited to their roofing materials and property needs.
Professional roof inspections help homeowners identify damaged materials, aging underlayment, and potential leaks before they require extensive repairs. We inspect the following to asses the roof’s overall condition:
A general home inspection may only provide a basic overview of the roof, while a dedicated roofing assessment examines specific materials and potential problem areas. We provide clear findings, identify necessary repairs, and determine whether maintenance, repair, or replacement is appropriate. This is useful when purchasing an established Carefree property, where the age and condition of the roofing system may not be immediately apparent.
Regular roof maintenance helps homeowners address the effects of desert dust, UV exposure, seasonal rainfall, and debris accumulation. The Scottsdale Elite Roofing team inspects roof valleys, gutters, downspouts, flashing, and exposed roofing materials to identify areas requiring cleaning, resealing, or minor repairs. For tile roofs commonly found on Southwestern-style homes, we check for cracked or displaced tiles and signs of deterioration in the underlying waterproofing materials.
Properties surrounded by mature desert landscaping may require additional attention to leaves, branches, and debris collecting around roof drainage points. We also examine flat and foam roofs for worn coatings, surface cracks, and drainage problems that could allow water to accumulate during monsoon storms. Our maintenance recommendations reflect the roof's material, age, and condition, helping property owners plan necessary upkeep.
We offer roof repair services to address common problems such as broken tiles, missing shingles, roof leaks, damaged flashing, and deteriorating flat roof surfaces. Our process begins by assessing the affected area and locating potential sources of water intrusion. We then recommend repairs based on the assessment and the existing roofing system. For tile roofs, this may involve replacing damaged tiles and repairing underlayment. Shingle and foam roofing repairs may require localized material replacement, sealing, or coating restoration.
Carefree's combination of intense sunlight and seasonal storms can accelerate wear around roof penetrations, valleys, and exposed edges. We focus on identifying the underlying cause of damage rather than simply covering visible defects. Whether a property needs a minor leak repair or more extensive storm damage restoration, we provide a clear scope of work, material recommendations, and estimated project costs.
Carefree's hot semi-arid climate presents roofing challenges that differ slightly from those in central Phoenix. The town receives approximately 12.6 inches of precipitation annually, with rainfall occurring during both winter weather systems and summer monsoons. Temperatures regularly exceed 100°F in summer, while occasional winter freezes create additional temperature fluctuations. These conditions make UV-resistant materials, reliable flashing, effective drainage, and properly installed underlayment important for maintaining residential roofs. Beyond Carefree, we also service nearby areas such as Glendale and Peoria.
Prolonged UV exposure and thermal expansion can gradually weaken roofing materials on Carefree homes, particularly during the hottest months of the year. Repeated heating and cooling may contribute to cracked sealants, brittle shingles, deteriorating roof coatings, and movement around metal flashing or fasteners. We inspect these vulnerable areas and recommend repairs or protective treatments based on the roof's existing condition.
For flat and low-slope roofing systems, we look at foam coatings, membrane seams, surface cracks, and areas showing signs of weathering. When the existing roofing system is suitable, applying a compatible reflective roof coating is a good option.
Carefree's location near Black Mountain and the surrounding Sonoran Desert landscape means roofing systems must withstand seasonal winds and occasional heavy rainfall. During monsoon storms, wind-driven rain can reach vulnerable areas around chimneys, vents, roof valleys, and wall intersections. Loose flashing, deteriorated sealants, and displaced roofing materials can allow moisture to enter the underlying roof structure.
On tile roofs, we examine areas where displaced or cracked tiles may leave the underlayment exposed. Homeowners should watch for ceiling stains, damp attic insulation, or visible roofing damage following severe storms, but avoid walking on wet or damaged roof surfaces.
Proper roof drainage is especially important in Carefree, where seasonal storms can deliver substantial rainfall over short periods. We inspect roof slopes, valleys, gutters, scuppers, and downspouts to identify blockages or areas where water may collect.
Flat and foam roofs require attention to ponding water, while tile roofs depend on properly functioning drainage channels and underlayment to manage moisture beneath the outer covering. Underlayment serves as a secondary water-resistant barrier beneath many roofing systems, including the concrete and clay tile roofs found on Southwestern-style properties.
Scheduling seasonal roof inspections is a practical way to maintain residential properties throughout Carefree, particularly before summer monsoons and after major storms. For older homes, including properties developed during Carefree's residential growth following its establishment as a master-planned community in the 1950s, we consider the roofing system's age, previous repairs, and remaining service life.
Homeowners should keep nearby tree branches trimmed, remove debris from accessible drainage areas, and monitor their roofs for changes following heavy rain or strong winds.
